PIP Budgets: Why Softwashing Beats Repainting for Hotel Exteriors

A Property Improvement Plan almost always touches the exterior, and the default assumption is usually a repaint or a re-stucco. Before that budget line gets approved, it’s worth understanding what a full softwash can accomplish for a fraction of the cost, and how much runway it can buy before a bigger renovation is actually necessary.

What a PIP Usually Flags on the Exterior

Property Improvement Plans typically call out visible wear: faded paint, streaking, algae or organic growth, and general “dated” appearance. The instinct is to treat all of that as a paint problem: strip it down and start over. But a large share of what gets flagged isn’t paint failure at all. It’s surface buildup: algae, mold, dirt, and organic growth sitting on top of a structurally sound exterior that just hasn’t been cleaned in years.

The Cost Gap

A full repaint or re-stucco job on a multi-story hotel runs into six figures once you account for surface prep, materials, and the labor to work a building that size. A professional softwash addresses the same visible problem (the algae, the streaking, the dulled appearance) for a fraction of that cost, because it’s restoring the existing surface instead of replacing it.

That doesn’t mean softwashing replaces repainting forever. Paint does eventually fail and need replacement. But softwashing can restore a property’s appearance enough to satisfy a PIP’s exterior requirement now, while buying real time before a full repaint becomes the only option, which matters when a PIP budget has other priorities competing for the same dollars.

What This Looks Like in Practice

Most properties don’t need a judgment call between “clean it” and “repaint it” made in the dark. Either way, you’re making the PIP budget decision with the actual condition of the building in front of you, not a guess.
